Free, no sign-up. Not legal advice: have your lease reviewed by a Massachusetts attorney.
What it includes
- The Total Price per month, in the largest type on the page, with the lease term.
- The required fees inside the Total Price.
- Optional or conditional charges, with what they pay for and how to avoid them.
- The only four amounts allowed at or before move-in: first and last month's rent, a security deposit of up to one month and a new lock and key.
- Which utilities rent includes, and a late fee line that respects the 30-day rule.
- A reminder of the charges Massachusetts does not allow, and the deposit rules.
How to use it
- Fill in the Total Price and use the same number in every ad.
- Give it to applicants before you ask for personal information, so the Total Price comes first.
- Attach it to the lease, and keep a dated copy for each tenancy.
Prefer it filled in? The fee page builder prints the same sheet with your numbers and a QR code for listings.
