Illinois HB 3564 applies to leases signed from January 1, 2027 · 61 days left · Make your fee page

Disclosing fees in Illinois rental listings

A listing is any advertisement or written notice that a unit is for lease and that includes the rental price. From 2027, it must clearly and conspicuously disclose the non-optional fees, in the listing or in an accompanying weblink.

Updated November 1, 2026 · Based on Public Act 104-0479

What counts as a listing

Any ad or written notice that the property is for lease and that includes the rent: Zillow, Apartments.com, Facebook Marketplace and groups, Craigslist, your own website, a PDF flyer, an email blast or a yard sign with a price.

Two ways to comply

  1. Put the fees in the ad. Works when you have two or three fees and plenty of space.
  2. Link to them. The statute accepts an accompanying weblink at the time of the listing. One link stays the same across every platform and is easy to update.

Sample listing text

Rent $1,650/month. Required fees: parking $75/month, move-in fee $400 (non-refundable), application fee $50 per adult. Heat and water included. Full fee disclosure: rentalfeedisclosure.com/f/1420-w-example-ave-2-chicago

Your fee page gives you this text automatically, filled with your numbers.

Platform tips

WhereWhat to do
Zillow Rental ManagerEnter fees in the fee fields where they exist, and paste the link and the summary line at the top of the description.
Facebook MarketplacePut the summary line and the link in the first lines of the description, before the details. Links in Marketplace text are shown as plain text, which still gives renters the address.
CraigslistPaste the summary line and the link at the top of the posting body.
Yard sign or flyerIf it shows the rent, print the QR code from your fee page next to the price.
Your own websiteLink the page next to the rent, or embed the same table.

Keep a record. Each fee page shows when it was published and when it last changed, which helps if anyone asks what you disclosed at the time of the listing.

Make your disclosure in about two minutes. Put every required fee on one page with a link you can paste into any listing, plus a print-ready block for page one of your lease.

Frequently asked questions

Is a link in the listing enough under HB 3564?

The statute allows non-optional fees to be disclosed in the listing or in an accompanying weblink at the time of the listing. Make the link visible near the rent and keep the page current.

Does a listing without a price need fees?

The listing definition covers ads that include the rental price. If you add a price later, add the fees or the link at the same time.

Do I have to list utilities in the ad?

The law requires disclosing whether utilities are included in rent in the lease or the listing. Doing both is simplest.
