How the Total Price works
Under HB25-1090 the Total Price includes every amount a tenant must pay to rent the unit and cannot reasonably avoid. Optional charges are disclosed separately. Actual utility usage billed by the provider can stay outside the total if the ad says utilities are extra and vary. Read the full Colorado guide, or download the free disclosure template.
Frequently asked questions
How do I calculate the Total Price for a Colorado rental?
Add the base rent and every required monthly fee, such as mandatory parking, trash or amenity fees. Leave out actual utility usage and optional charges, which are disclosed separately.
Can I list fees below the rent instead?
Not for required fees. They must be inside one Total Price shown more prominently than any other price.
