No

A Massachusetts landlord may not charge this.

What the law says

Banned. Before move-in a Massachusetts landlord may collect only first month's rent, last month's rent, a security deposit and the cost of a new lock and key (M.G.L. c. 186, s. 15B).

What about screening costs?

Landlords usually absorb the cost of credit and background checks, or build it into the rent. The applicant cannot be required to pay it as a fee at or before move-in.

What to do instead

Remove it from applications, leases and move-in checklists. If the cost matters, build it into the rent and keep the advertised Total Price accurate. Renaming a charge does not change what it pays for.

For renters
